A good buyers advocate has seen many houses across Melbourne and has a great feel of the market. This allows them to understand the quality of houses available on the market and the average sales prices. This knowledge put’s them on a level playing field with the other negotiating part.

  1. Stick to a pre-set limit.

Protecting your financial situation is important so ‘a buyers agent is not emotionally attached to a property hence is prepared to walk away if negotiations go beyond the set limit.

  1. First offer, start below or at the bottom of the range.

It is normal for houses to be sold for a value which is below the asking price. When making an first offer, a wise buyers advocate always start by offering less than the asking price and working his or her way up. This strategy will help not go beyond a pre-set limit.

Know how much you can push without breaking down negotiations. Knowing details of the sellers conditions thus looking at how these negotiable items can be used to your advantage:

–              How long has the property been on the market?

–              Have the vendors dropped the price?

–              Are there any problems with the property?

–              How did the agent or owner determine the price of the property?

–              What are the vendor’s circumstances for selling and how soon do they need to move out?

–              Are the owners flexible on price?


  1. Offer terms instead of money.

In order to walk away with the lower price, a wise buyers agents offer’s something to the vendor in return. Taking into consideration:

–              Favourable settlement period to the vendor.

–              Shorten finance clauses, building and pest inspection clauses.
