Buyers Agent FAQ

We get asked a lot of questions about our buyers agents and the services we provide, so to make things easier for everyone, here are frequently asked questions.

Q: What exactly is the role of a buyer’s agent and how do they get paid?

A buyer’s advocate is employed by a buyer to establish a shortlist of properties that meet specific criteria. Buyer’s agent then takes the clients to inspect the selected properties and negotiate the purchase price on the buyer’s behalf or bid at auction. More info on selecting the right buyers agent.

There is a fee for using a buyer’s agent, but the main advantage is that it saves the buyer from having to spend time looking at unsuitable properties. More information on buyers agents fees.

Q: What qualifications do Buyer’s Agents have?

Each of our agents own multiple properties and are fully licensed Real Estate Agents that have worked for Melbourne’s largest Real Estate Agencies. They are registered with the Business Licensing Authority and are members of the Real Estate Institute of Victoria.

Q: Who uses a Buyers Agent?

Everyone! We have helped a diverse range of purchasers including first home buyers, property investors, retirees/downsizers and family home buyers. More info on who uses a buyers agent.

Q: Do I have to speak to the selling agent?

We will represent you during each step. Once you have inspected the house and made your decision, we will take care of the rest. You can relax and do something you enjoy!

Q: How long will a Buyers agent help me for?

Until the right home is found, purchased and settled, our support will be ongoing.

Q: What is the difference between a buyers agent and a selling agent?

A buyer’s agent works exclusively for the purchaser sourcing property’s that match the buyer’s requirements. Advocates use their knowledge of real estate sourcing and negotiating the best property with favorable settlement conditions.

A selling agent’s responsibility is to act in the best interests of the vendor, to exclusively advertise and sell the vendors property for the highest price to the market place.

Q: What can my property achieve on the rental market?

Prior to purchasing the property you will be aware of the value of the investment property and what it can return on a weekly basis in rent.

Q: Can you help me buy a property for my Self Managed Super Fund (SMSF)?

We can help you purchase any type of property. It could be a SMSF investment, a positive or negatively geared property or a renovation with subdivision potential / dual occupancy.

Q: How much does it cost to buy a property?

Using our Wise advice can help uncover the hidden costs of purchasing an investment property (eg: Stamp duty & land tax) so you can make a more informed buying decision. Check out our articles buyers agents fees and ‘How much does it cost to use a buyers agent.

Q. I’m located in another state, can you buy on my behalf even if I’m not there?
