What We Charge: 


One Weeks Rent.

This service includes: 

  • Professional photos.
  • Premium advertising on Real 
  • Two weekly open for inspections (Wednesday / Thursday & Saturday). 
  • Detailed condition report.
  • Tenant background checks.
  • Lease agreement contracts. 


Flat fee of 5.5% including GST charged monthly. 

This includes: 

  • Processing of monthly rent payment. 
  • Managing any property repairs & or light renovations.  
  • Managing urgent repairs. 
  • Tenant inspections twice yearly (first inspection is at 3 months, then at 6 month intervals).
  • Prepare digital inspection reports (colour photos), land lords access these with online logins. 
  • All reporting is available via an online access. 
  • Monthly statements provided by email. 

Miscellaneous Fees


Re-negotiating a lease with existing tenants: $0.
Inspection fee: included in management fees.
Annual financial summary: $0.
VCAT application: $75
VCAT Apparence: $150.
Notice to vacate: $0.
Advertising your property: including in the leasing fee.
Transferring your property over to our agency: $0.

A routine inspection will be carried out within the first 12 weeks of your tenancy. Thereafter, they will be conducted every six months.

Full Rent Arrears Management
Wise is one of only a small number of real estate agencies in Melbourne authorised to “direct debit” tenants’ bank accounts for rent payments. Through this payment system 99% of our tenants’ rents are paid on time.

Personal Service
You will be given the name, direct phone number and email address of your property manager. You can contact them directly with any questions you may have about your property.
