There’s a reason Wantirna doesn’t come up much in “top suburb” lists, yet keeps selling steadily year after year: it does almost everything reasonably well and nothing badly.

Decent schools, Eastland a short drive away, easy access to EastLink — it’s the suburb people move to once they’ve decided they don’t need to impress anyone, they just want a house that works.

That “everything’s fine” quality is precisely what trips buyers up. Drive down almost any street and you’ll see the same story repeated — 1970s to ’90s brick veneer, similar block size, similar setback — which makes it tempting to assume price should track pretty closely too.

It doesn’t. One home might have new plumbing and a rebuilt kitchen; the one next door might look the same in photos but be running on original wiring from 1978. Nothing about the street tells you which is which.

The newer townhouses now scattered through Wantirna complicate things further.

They solve the maintenance question but raise a different one — is a smaller footprint and an owners corporation fee actually a fair trade for not having to think about a roof or a bathroom for another decade?

A Buyer’s Advocate is useful here less for grand strategy and more for the unglamorous groundwork: checking what’s actually been done to a “renovated” kitchen, pulling the real comparable sales instead of relying on one agent’s pitch, and helping decide whether house-versus-townhouse is a genuine financial question or just a preference.

Engage one for the whole search, or just to sanity-check the final decision — either way, it’s about not paying full price for a guess.
