What is the role of a Real Estate Agent? 

The aim of a Real Estate agent is to convince the buyer to purchase a home at the highest possible price. Buyers make the mistake of thinking that the selling agent is on their side, but this is simply not the case. Only Buyer’s Agents do that. The selling agent works only for the vendor and they are legally bound in a contractual agreement to achieve the highest possible price for the property, and to do so on the selle’rs terms.

How A Buyer’s Agent Can Help 

• Time poor: you do not have time to look for a property and need another party to find a property for you.
• You would like an objective third party to act in your best interests, advising on the quality of the home to negotiating a positive outcome.
• You have limited knowledge of desirable areas or particular features a property should have.

What type of buyer are you?

Home buyer:

Buying good property in the Melbourne market can be a time-consuming task that’s mirrored with risk and disappointment. Most buyers can take months to find property only to lose at auction. Our buyer’s agents will work closely with you to make sure we are looking at the right property before building and implementing the right strategy to secure the property.

Expat or Overseas buyer:

We take the guesswork out of buying property from interstate or overseas. Our services feature inspection videos, written due diligence in assessing the quality of a property and finally bidding and attending auction/private negotiation until a property is purchased. Additionally, we can also assist with organising legal representation to review contracts, building and pest inspection.

First home buyer

The ideal first home is different for everyone with much to choose from. For instance, you may want an established property, renovation property, new house and land package or an apartment. Our first home buyer’s agents answer the hard questions at each stage of the property buying process to manage every step for you.

How Much Do We Charge?

Fixed Fees: Many buyer’s agents charge fees based on a percentage of the purchase price. At WREA we lock in a fixed price for your search so that there is no incentive for you to buy a property at a higher price. For example, if you’re looking at spending $750K – $800K we fix the fee regardless of whether the property costs $750 or $800k. 

Pay on performance: 30% of our fees are paid upfront as an engagement fee. The full balance is only paid on successful purchase.

How long do we work for you? WREA offers our clients a six-month contract to buy a property; this price doesn’t change regardless of how many properties we inspect or how many auctions we attend. Generally speaking, the average client takes between 6 to 8 weeks to purchase a property.

Questions to ask when choosing a property buyers agent

Selecting the right buyer’s advocate should result in you making the right purchase at the right price, saving you time and money. The results achieved by a buyer’s agent will benefit you in the long-term and should amount to considerably more than the fee. Questions to ask a buyer’s agent are:

What are their most recent purchases?                                   What qualifications do they have?
How experienced is the buyers’ agent?                                    What is there local knowledge of an area?
Can they provide recent client testimonials?                          Do they own property?
