Buying a property in the suburb of Melbourne, can be a difficult and demanding process to handle. However, Wise Real Estate Advice, can help you break into the market to buy the perfect investment property. Senior Buyers Advocate, Mark Ribarsky recently took on the responsibility of helping an investor to buy a property in Clayton. Before coming to Mark, he had attended other auctions and was unsuccessful in purchasing a property, as he found it quite challenging. After contacting Mark, they had attended two auctions. The first auction that they attended, they walked away from the auction, as a bidder was willing to pay $618,000, for the property. However, Mark valued the property at $610,000 and were not willing to pay more as he carefully valued the property and did not see it as a benefit.
The second auction that they attended 2 weeks later was a 2-bedroom unit on Carinish Road, that was located just 100 metres down the road from the first auction that they attended, where, “both the properties were comparable, however the second property was closer to the train station” according to Mark. In the end Mark was eager in securing the property for his client, and decided to privately negotiate with the Real Estate Agent, to take it off the market and secure a deal. They were successful with the 2-bedroom unit where they purchased it for $600,000. The reason why Mark and his client were satisfied with the purchase, was because they bought a similar property and saved $18,000, in the matter of 2 weeks.
Ever since the purchase of the property, Property Managers Melb, a sister company, have assisted them in listing their house for rent, and have received a higher rental income than what the market has indicated, which has grown 5% as of early 2017.
Clayton is a suburb of Melbourne, that is located 19km south east of the CBD. The local government area that is associated with Clayton is the City of Monash. The 2011 census indicates that it has a population of 15,543. One of the main focuses for Clayton is the shopping strips, that has many bars, cafes, supermarkets, clothing shops and so much more, which can be easily accessed by Clayton railway station. Another main attraction that keeps investors happy is the fact that Monash University is located in Clayton, therefore it attracts a lot of university students that are prepared to rent a property for the duration of their university degree. This has shown over many years that Clayton is a popular suburb for students and investors.
