Buyer’s Agents tips in negotiating

‘Anyone can go out and buy a property but the challenge is to buy the right property that will reap you maximum financial gain in the long term, create wealth and lifestyle benefits.’

 Mark, Head Buyer’s Agent.

  1. Knowledge = Confidence

A good buyers advocate has seen many houses across Melbourne and has a great feel of the market. This allows them to understand the quality of houses available on the market and the average sales prices. This knowledge put’s them on a level playing field with the other negotiating part.

  1. Stick to a pre-set limit.

Protecting your financial situation is important so ‘a buyers agent is not emotionally attached to a property hence is prepared to walk away if negotiations go beyond the set limit.

  1. First offer, start below or at the bottom of the range.

It is normal for houses to be sold for a value which is below the asking price. When making an first offer, a wise buyers advocate always start by offering less than the asking price and working his or her way up. This strategy will help not go beyond a pre-set limit.

  1. A good buyer’s advocate learns the limits of both parties.

Know how much you can push without breaking down negotiations. Knowing details of the sellers conditions thus looking at how these negotiable items can be used to your advantage:

–              How long has the property been on the market?

–              Have the vendors dropped the price?

–              Are there any problems with the property?

–              How did the agent or owner determine the price of the property?

–              What are the vendor’s circumstances for selling and how soon do they need to move out?

–              Are the owners flexible on price?

  1. Offer terms instead of money.

In order to walk away with the lower price, a wise buyers agents offer’s something to the vendor in return. Taking into consideration:

–              Favourable settlement period to the vendor.

–              Shorten finance clauses, building and pest inspection clauses.

    I found Mark through Google!!!.
Since my first meeting I felt so confident in Mark's ability and experience in being able to deliver a great result. I was very much impressed with Mark's service as he made the whole process easier and stress free!!!!

I am really happy because I bought exactly what I was looking for and it was well under my top budget. Most importantly We did it within few weeks.

Since day one Mark was very pro-active.

 Mark emailed multiple properties every week within my search parameters and wish list.
 Mark allowed me to be involved as much as I wished.
 Mark inspected the properties I liked.
 Mark explained the positives and negatives about each property.
 Mark held a pre-auction meeting and attended the auction
 Mark's strategies and suggestions like where he’ll stand during the auction, how he’ll handle the negotiation etc. etc. and through to the final shaking of hands inside the house all played out in a positive way.

Thank you Mark for all your work in getting me the right house for the right price!

I highly recommend Mark for everybody who wants to find a good place to live or invest.

    Many, many, many thanks!

Mark was personally recommended to me as someone who could be of real help in appraising my property of interest and subsequently representing me at auction.
He made time to meet for an initial chat over coffee. I was immediately impressed and relaxed with his easy and honest nature, as well as his willingness to listen to my needs.
A genuinely nice bloke... well experienced in the RE scene, totally committed to helping his clients.... all in all, a very worthwhile experience.
